Six Ways to Order a Deed Transfer — and How to Pick the Right One for Your Practice

Written by Marie Vagner | Oct 6, 2026, 3:34:43 PM

The trust is signed. The plan is done. And then someone in your office has to figure out a Rhode Island land evidence office, a New Jersey RTF-1, or a Pennsylvania REV-183 for a deed transfer you already quoted a flat fee for. The deed is the last mile of estate planning, and it is the step most likely to stall.

Retail customers, trust attorneys, financial advisors, resellers, partner groups and enterprises all work differently, so there is no single right way to hand that last mile off. That is why 50deeds offers six ways to order. They run from channels we host end to end, to channels that carry your brand on our hosting, to an API you run yourself. Every order, whichever door it comes through, lands in the same 50deeds fulfillment pipeline.

  • We host: Retail, Client Portal, Partner Group Program
  • Your brand, our hosting: DeedPlatform, Clio Integration
  • You host: Enterprise API

01 — Retail (Live): Order it yourself, direct from us

Moving your house into your trust, adding a spouse to title, or clearing a deceased joint owner off the record should not turn into an open-ended engagement. Homeowners and heirs order online at 50deeds.com, sign once, and get the recorded deed back for one flat fee, with no hourly billing.

  1. Tell us the property: the address, the current owners, and where it is going.
  2. We pull the prior deed from the county and confirm how title is actually vested.
  3. Sign the package we send, with notarization instructions specific to your state.
  4. We record it and return the stamped, recorded deed.

Best for: retail customers. What you set up: nothing. Order and pay direct.

02 — Client Portal (Live): Order for your client and keep the relationship

The Client Portal is built for trust attorneys and financial advisors who want to stay in the middle of the transaction. You place the order on your client's behalf, handle signing at your own signing table, and let us carry the deed to recording.

  1. Sign up and start ordering. There is no contract, no integration, and no minimum.
  2. Order on your client's behalf from the matter you are already working.
  3. Handle signing in your office. We upload the signing package to the Client Portal for you to download, print, and sign with your client.
  4. Send back the signed package, and we take care of the recording.

Best for: trust attorneys and financial advisors. What you set up: nothing. Sign up and start ordering, and the client relationship stays yours.

03 — Partner Group Program (Live): One negotiated rate for your whole membership

If you represent a body of member firms, such as an academy, a bar section, an advisor network, or a franchise system, we will stand up a dedicated landing page for your group and negotiate member pricing once. Every member firm then onboards itself against your group ID. You deliver a real member benefit and build nothing.

  1. We agree on group pricing and the terms your members get.
  2. We build and host a landing page explaining the benefit to your members.
  3. You post the link and your partner group ID on your own site. That is your entire lift.
  4. Members sign up with that ID in the Client Portal and order at group pricing from day one.

Best for: associations, networks, and firms serving attorneys and advisors. What you set up: no development. We build the landing page; you post the link and your group ID.

04 — DeedPlatform.com (In Pilot): Your brand on the front, our operation behind it

DeedPlatform gives your firm its own branded ordering portal on a subdomain, yourfirm.deedplatform.com, carrying your logo and your name. Your client orders there and arranges their own signing. You set the markup and keep it, and there is nothing to build or host.

  1. Self-serve setup. We pull your firm's logo and name to brand the portal automatically.
  2. Set your markup: a fixed amount on top of the 50deeds price. Your margin, your call.
  3. Your client orders and pays on your subdomain, and Stripe Connect splits each payment automatically.
  4. Your client arranges their own signing. We ship the package and carry the order through to recording.

Best for: resellers, attorneys, advisors, and agents. What you set up: no development. Self-serve setup and your own markup.

05 — Clio Integration (Coming Soon): Order from inside the matter you are already in

If your firm runs on Clio, ordering a deed should not mean leaving it. Install the integration, authorize once, and order directly from the matter. Matter and contact details prefill the order, status updates come back automatically, and the recorded deed files itself to the matter when it is done.

  1. Install from Clio and authorize the connection.
  2. Order from the matter. Matter and contact data prefill the deed order.
  3. Status returns automatically, so you never leave Clio to check where an order stands.
  4. The recorded deed lands back in the same matter as a document.

Best for: trust attorneys already working in Clio. What you set up: install from Clio and authorize.

06 — Enterprise API (Live): Deed transfer as an endpoint in your own product

If your users build trusts, wills, or estate plans inside your platform, deed transfer is the last mile you currently hand off, and usually lose. With the Enterprise API, you design the order experience yourself, on your own domain, and call our REST API for everything behind it.

  1. Create a master account, connect a bank account, generate an API key, and register a webhook.
  2. Quote it: call for a price before you show your user a number.
  3. Submit the order machine to machine, from whatever flow you have designed.
  4. Receive webhooks as the status changes and as files, including the recorded deed, attach to the order.

Best for: enterprises with their own development team. What you set up: you design and host the order experience; our API handles pricing, submission, status webhooks, and file exchange.

Six Front Doors, One Fulfillment Pipeline

Whichever channel an order comes through, the work behind it is the same:

  1. Prior deed search. We retrieve the recorded instrument from the county and confirm how title currently stands before the order moves forward.
  2. Deed preparation. The deed and its accompanying forms are completed to the requirements of the state and the specific recording jurisdiction.
  3. Signing package. A complete package goes out with notarization and execution instructions for that jurisdiction, to whoever is arranging the signing.
  4. County recording. We handle the recording process and deliver your recorded deed.

A note on signing: signing and notarization are arranged by whoever holds the client relationship. 50deeds sends the complete signing package either way and records the deed once the executed original comes back.

Which Channel Fits Your Workflow?

The same firm can use different channels for different clients. Pick the channel by how the order should reach us:

  • You want to order for your client and walk them through signing in your own office: Client Portal (02).
  • You want your client to order and arrange their own signing under your brand: DeedPlatform (04).
  • You live in Clio and want to submit and track from the matter: Clio Integration (05).
  • You represent an association or network of attorneys or advisors: Partner Group Program (03).
  • You run a platform with your own developers: Enterprise API (06).

Not Sure Which Channel Is Yours?

Most firms start with the Client Portal for a hands-on approach, or a branded DeedPlatform subdomain for a hands-off approach, and move to the API once volume justifies it. Tell us how your orders arrive, and we will point you to the right one.
