50deeds.com Client Portal now offers a new order type: Prep Only. We do everything up to the signing table. You take it from there, and you get discounted service fee.
What Prep Only Includes
A Prep-Only order runs through the same production pipeline as every other 50deeds order. The only difference is where it stops.
- Prior deed search. We pull the vesting deed from the county and confirm how title actually stands: who holds it, in what capacity, and under what legal description.
- Deed preparation. Deed is prepared to the requirements of the state and the specific recording jurisdiction, including formatting, margins, preparer and return-to blocks, and the transfer tax exemption recital.
- Supporting forms. We complete the state and county forms that travel with the deed, such as an RTF-1 and GIT/REP in New Jersey, a PT-61 in Georgia, a Sales Disclosure in Indiana, or a TP-584 and RP-5217 in New York.
- Attorney review. Every deed is reviewed by a licensed attorney before it leaves our office.
- Signing package. You receive a complete, print-ready package in the Client Portal, with execution and notarization instructions for that jurisdiction, including witness requirements where the state imposes them.
What You Handle
With Prep Only, recording is yours. After your client signs, you or your client:
- Submit the executed original to the county recorder;
- Pay the recording fees and any transfer tax directly to the county; and
- Retrieve the recorded deed for your file.
How to Order
- Log in to the 50deeds.com Client Portal.
- Start a new order and select Prep Only as the order type.
- Enter the property, the current owners, and the grantee, just as you would for a full-service order. The Prep-Only price is shown before you pay.
- Download the signing package from the order when it is ready, and record the executed deed on your own schedule.

Same Deed, Your Choice of Finish Line
Prep Only does not change what goes into the deed. It changes who carries it the last few steps. Use Full Service when you want the recorded deed handed back to you, and Prep Only when you already have a way to the county. The same firm can use both, matter by matter.
